Albemarle Homes, a family-run Doncaster-based housebuilder, is consulting on proposals for 130 new, high-quality homes on land north of Littleworth Lane, Rossington.

Our vision is to create a sustainable and attractive new neighbourhood that reflects the character of Rossington, provides homes for local people, and delivers long-lasting community, environmental and economic benefits. The plans include a mix of affordable homes, family houses and bungalows for older residents, all set within green spaces and landscaped surroundings, with pedestrian links to Doncaster South Park & Ride and strong public transport access.

We are sharing our early proposals so local residents and stakeholders can view the plans, ask questions and share feedback before a planning application is submitted to City of Doncaster Council.

  • Background

    About the site

    The site lies to the north of Littleworth Lane and benefits from excellent local connections. Its proximity to Doncaster South Park & Ride, local bus services, schools and shops makes it a sustainable location for new homes.

    We also acknowledge that housing has been proposed on this land before. A separate scheme submitted in 2008 was refused, with concerns raised about ecology, connectivity and the site’s relationship with nearby facilities. Planning policy, infrastructure and local priorities have changed significantly since then. Our updated plans respond directly to those concerns, drawing on a more extensive site boundary with fewer dwellings and a much-improved access arrangement.

    Access and planning context

    Unlike the 2008 scheme, our proposals include the farm building and a road from Littleworth Lane. This avoids any need to demolish third-party properties and allows for a safer, more attractive entrance to the site.

    We are preparing a detailed planning application for 130 homes, including 23% affordable housing. This consultation is an important part of shaping the final proposals.

    Homes at Littleworth Lane will be designed to reflect the character of the area, using a palette of high-quality, durable materials and layouts that support modern living. The development will include options for first-time buyers, growing families and older residents looking to downsize while staying close to friends and family.

    Each home will be built to the Albemarle Standard, with an emphasis on energy efficiency, comfort and long-term sustainability.

    Wherever possible, existing trees and hedgerows will be retained and strengthened, supported by new planting and wildlife corridors that help the development blend into its surroundings and support biodiversity. SuDS features will manage surface water safely, while new planting and wildlife corridors will deliver ecological improvements.     Economic benefits

    New housing brings significant long-term investment. Based on economic modelling for development of this scale, the scheme is expected to support:

    • 451 new jobs
    • 5 apprentices, trainees or graduates, providing opportunities for local people
    • Around £261,625 in annual council tax contributions, supporting local services

    The development will also contribute to education, open space and other local infrastructure through Section 106 contributions agreed with City of Doncaster Council.

    Our plans are informed by detailed technical work on local services, transport, drainage, ecology and environmental sustainability. This section summarises key considerations.

    Local services and facilities

    The site is located close to Rossington’s existing services, schools, healthcare and community facilities. Future residents would be well placed to support these services. Where required, contributions will be made through a Section 106 agreement to help strengthen local infrastructure.

    Education

    Rossington is served by a strong network of schools, including St Michael’s C of E Primary School, St Joseph’s Primary School and Rossington All Saints Academy. Discussions will take place with City of Doncaster Council to understand capacity and determine whether contributions are required to support additional school places.

    Healthcare

    Healthcare provision includes Rossington Practice on Grange Lane, a short drive from the site, and access to Doncaster Royal Infirmary for wider medical services. Any required mitigation will be considered through discussions with the Council and NHS bodies.

    Local amenities

    Rossington benefits from a strong mix of local amenities, including shops, food outlets, healthcare and community services. The introduction of new homes will help support these businesses by increasing local footfall and spending. Doncaster city centre, around 15 minutes away by car or bus, also offers a wide range of retail and employment opportunities.

    Just a short four-minute drive from the site, the newly approved GatewayEast Central Plaza will further enhance the area. This mixed-use development will provide new shops, cafés, restaurants and a central public plaza, along with significant new employment opportunities. Its arrival will give both existing and future residents convenient access to a vibrant new destination, complementing Rossington’s existing local amenities.

    Highways and access

    Public transport access has been carefully considered in shaping the proposals. The nearest bus stops on the A638 are around 350 metres from the site access, served by frequent services (approximately four per hour).

    Additional routes are available in Rossington village, around 800 metres away. The site also adjoins directly onto the Doncaster South Park & Ride, giving residents convenient access to its bus services. A full Transport Assessment and Travel Plan are being prepared.

    Flood risk and drainage

    A full Flood Risk Assessment and Drainage Strategy are underway. Early work shows that sustainable drainage systems,  including drainage swales, basins and permeable surfaces, will safely manage surface water on site. These features also help support biodiversity and provide natural landscape benefits.

    Ecology and biodiversity

    A Preliminary Ecological Appraisal has been completed, with further surveys now underway for species such as bats, birds, amphibians and badgers. The development will deliver at least 10% Biodiversity Net Gain, including new habitat creation, planting of native species and green corridors that run through the site.

    Landscape and visual design

    The site’s edge-of-settlement location offers opportunities for planting, tree belts and green buffers that help the new homes blend with the surrounding area. Public open space will be integrated into the layout, providing areas for play, informal recreation and community wellbeing.

    Construction and community liaison

    If planning permission is granted, Albemarle Homes will prepare a detailed Construction Management Plan. This will set out measures to manage noise, traffic and working hours, and provide clear points of contact throughout the build.
