Independent research from the Home Builders Federation, the report, Watt a Save: The New Build Advantage, shows that modern new build homes are significantly cheaper to run than older properties.
Homes built to today’s standards typically achieve Energy Performance Certificate (EPC) ratings of A or B, which can result in meaningful savings on household energy bills when compared with older homes.
For example, the report highlights that EPC A or B rated homes typically have an annual energy bill of around £1,574, compared with £1,995 for an EPC D rated home, a difference of £421 each year. The least energy-efficient homes, rated EPC F or G, can cost over £600 more per year to run.
Lower monthly outgoings can make buying a home feel more achievable, giving buyers the power to move sooner and with greater financial confidence.
New homes are designed very differently from much of the UK’s ageing housing stock. The report notes that 38% of homes in England were built before 1946, many of which require costly and disruptive upgrades to meet modern standards.
